The NEST Homes program provides qualifying homebuyers up to an $18,000 grant toward the purchase of a new, ENERGY STAR® certified manufactured home.
Home Design & Construction Information
Home designs are available in single-section and double-section layouts from Friendship Homes. Click on the link below to view home layouts. All designs include 3 bedrooms, 2 full baths. Homebuyers may customize design and finishes.
Loan Approval - Homebuyers must be approved for a loan from either USDA Rural Development through the 502 Direct Program or another lender. Contact NCF for a list of participating lenders.
Membership in Eligible Community - Homebuyers using NEST Homes must site their new home in an eligible manufactured housing community (see map below). Homebuyers must be approved for membership in the eligible community prior to home purchase.

Lower Ownership Costs | When combined with competitive home loan financing, NEST Homes allows qualified lower-income homebuyers to purchase a state-of-the-art, energy efficient home at an affordable price.
Security Through Resident-Ownership | Homebuyers who use NEST Homes to purchase their home receive all the benefits of living in a resident-owned community (ROC). Unlike homeowners in an investor-owned manufactured home park, homeowners in a ROC control the rent, make the rules, and oversee the operation of the community, which affords long-term security for homeowners.
An ENERGY STAR qualified manufactured home uses substantially less energy for heating, cooling, and water heating than a standard manufactured home.
About Energy Star
ENERGY STAR is the government-backed program that helps consumers save money and protect the environment with energy-efficient products and practices. The ENERGY STAR label on a manufactured home certifies the home was built to high energy-efficiency standards including: effective insulation, tight construction and ducts, high-efficiency windows, and efficient heating and cooling equipment. Plus, all ENERGY STAR qualified manufactured homes are inspected by an independent third party to meet EPA’s strict guidelines for energy efficiency.
